4 Things to Prep before Selling

Before your home goes on the market, it is important that you hit the ground running and making the most out of your home selling experience.  This way you make the best impression for prospective buyers.  Here are four things to keep in mind prior to selling:

  1. Declutter: This should go without saying, but you want people to see the space in your home. With items stacked up everywhere, then it is makes it difficult for potential buyers to see your home. Put things in drawers, in boxes in the garage or storage, and donate unwanted items that have value to someone in need.
  2. Staging the home: It is an expense that can yield high results.  This is especially true with unique wall hangings that can spark attention and conversation.
  3. Smell: You love your pets, and that is great. But their smell may not be for everyone.  Air out the home, have professional cleaners come through and scrub everything.  Then, have your Realtor® light mildly scented candles during the open house.
  4. Price it right: The last thing you want is to price it incorrectly to where you either sit on the market or leave money off the table.   Most sellers assign a high value to their home based on their sentimental value developed over a period of time having wonderful experiences and memories with loved ones. Talk with your Realtor® and review the sales in the area in an objective apples-to-apples comparison.
