What kind of local real estate pro would I be if I didn’t highlight some of the iconic architecture in town?  In today’s edition we are going to look at the revolutionary and historic Schindler House in West Hollywood.

The home was built in 1922 by the architect, Rudolph Michael Schindler, for himself and his wife.  Born in Vienna Austria, he came to Southern California while working for famed architect Frank Lloyd Wright.

Along with Schindler and his wife, another couple lived in the home during their time there.  At 2,468 square feet, the four bedrooms were designed so each person could have their own space.  The landscaping is very unique in itself as the lot is 19,987 square feet, with bamboo easily four stories high, and hedges throughout.

This is the first ever modern home built in Southern California.  Most of the homes at the time were the traditional Spanish build, with two bedrooms, 1 bathroom to house the working class to keep up with the huge demand.  Schindler wanted to do something different.  And different he did.

Now, 95 years later, it stands as a historical landmark and is open to the public.  It is currently open from Wednesday through Sunday from 11:00AM-6:00PM.  On occasion, there will be a concert series, but from what we are told by neighbors it usually ends by about 10:00PM.  And often times there will be featured art inspired from all over the world.

So, how does this affect home values?  It is positive.  Take the listing of 851 N. Kings Road, Penthouse 304.  A corner unit, and right next to the Schindler House, the unit boast many great features, including a 700 square foot deck with 270 degree views.  By having the Schindler House next door and designated as a historic landmark, it means no one is going to build there.  That also means no one is going to block the views or natural light.  This can make a difference because it is a protected view.  That means the value will only increase over time, as views from other units may become obstructed.  In addition, no one lives in the Schindler House, which means no real neighbor.  This equates to no real parties, no one peering into your unit, and silence for most of the time.
