So, you are thinking about selling your home, and you have three real estate agents to interview. Each one will have some good things, and bad things to say. However, there are a few indicators of good agents and what you should expect to hear come out of their mouth.
Here are four signs you are in good hands:
1. Less bragging and more doing: You want to hear what the agents are going to do to get your home sold. Often, I hear complaints from perspective sellers that other agents just bragged about themselves, what they have sold, etc. The biggest compliment we get is that we explain what we are doing to get the client’s home sold. What marketing efforts are they going to do? What is their pricing strategy? The goal is to hear what they are going to do to get your home sold, not brag about themselves.
2. They are brutally honest with you: They will tell you what perspective buyers will and will not like about your home. You may not want to hear it, but it needs to be said to set expectations. The last thing you want is to find out later on that there is something you could have easily accounted for.
3. Find out who will be your contact person: You will be surprised to how often some agents will pass off their clients to an assistant, but don’t know it until it is too late. The agent you are interviewing should be the person you are working with. They are the person you hired to do the private showings, review offers, and negotiate on your behalf.
4. They support their recommended list price: If they pull a number out of the air, then run for the hills. They need to be able to support their list price. Even if there is a price you want to list for, it is important to get their recommendation because they are the ones advocating on your behalf. It also makes it easier to have the discussion about price reductions if your desired price was higher than theirs.
These are just a few of the indicators. Find out what is most important to you and have those questions laid out beforehand.
