With everyone working from home, we sure are learning a lot about what’s important (and that’s coming from someone house hacking and living in a 350 square foot ADU). As the City of Los Angeles is easing up on showing homes, the mindsets of buyers are changing. Priorities are shifting and people are creating a new wants versus needs list going forward.
So, what does the future hold? No one knows for sure, but here are three predictions on what’s going to be important going forward:
- Outdoor spaces: With people being quarantined, having fresh air is going to be more important. Some sort of yard space, rooftop deck, or even just a balcony to read or work with some natural light. We were designed to be in the light, not stuck in the dark.
- Office space: Companies such as Shopify, Facebook, and Twitter have announced a portion or even all their staff to work from home. Things like more bedrooms, loft space, or a guest house (even a finished garage) are going to move up on the needs list.
- Close to grocery and convenience stores. People are looking to cook and will need to stock up on toilet paper. They aren’t going to want to drive in traffic just to grab the bare necessities.
As anything, time will tell, but from what buyers are telling me, these are what’s going to make or break homes for many out on the hunt.
