Before putting your home on the market, there are many common myths of what you should and shouldn’t do prior to listing your home. For example, a very common one is to focus on just the bathrooms and kitchen. Unfortunately, this is a half-truth, primarily because the remodel wouldn’t be consistent with the rest of the home, and then most buyers are not going to pay dollar-for-dollar what you spent. However, if you do need to do some work, here are three things to focus on:
- The exterior of the home: Fresh coat of paint and some freshened up landscaping goes a long way. It provides people with a good first impression before entering the home. There are many times when potential buyers will do drive-bys and use that as a determination if they are interested. Stick with neutral colors or ones that go with the style of your home. For example, if it is Spanish, go with a lighter stucco color and Chocolate Brown for the trim accents.
- Patch and paint the holes: Any major holes in walls, major nicks and scratches need to be taken care of. Even if it is cosmetic, by not doing it gives the impression of a fixer requiring a significant price discount, regardless of the actual condition of the home.
- Spend money on the systems: Although this isn’t something you see, buyers will once in escrow. If there are chimney issues or if the home needs a new sewer line, either price the home accordingly or pay to get it done. One way or another, you are probably going to pay for it.
