Once in a while people discuss selling a home without an Agent.  These are called FSBO (For Sale By Owner) Listings.  Some people choose to go this route because they think they can save on the commission and do everything themselves.  Now although saving money sounds great, by trying to list it yourself may cost you more than you think.

 

  1. Agents know the market: Using the automated value generators such as Zillow’s Zestimate or other generated home values are not always accurate.  In my experience, those value generator more often than not are grossly underestimating the home’s actual value.  This is because they do not always take in consideration the condition of the homes not only in the area but the subject property itself.  This can result in one of two things.  One, your home sits on the market for a long time because it is grossly overpriced or two, you undervalue the property making sell quickly but you may have lost out on selling it at a higher price.  A good agent will price the home based off of resources and expertise that the agent has and can do what it takes to get the house sold.
  2. Agents can help you with the paperwork and help eliminate legal problems: Your agent knows the paperwork.  In states such as California, where there is a multitude of disclosures, missing one page of one disclosure can mean devastation for you financially.  In addition, your agent can work with you to word items with precision that will ultimately protect you in the long run.
  3. Agents have the network to sell your home faster: Once they post it in the Multiple Listing Service (MLS), it goes out to all of the Agents in the area.  And there is a good chance those Agents may already have a buyer waiting for a home just like yours.
