In the last article of this three part series is about the relationship between the agent and the client.  And a good Realtor® only has three criteria for great buyers. Here it is:

  1. Get pre-approved from a direct lender at the start: Don’t take it personal when an agent asks for this before starting the search.  You want to be able to look at homes that you know you can get a loan for.  Often times what people believe they can afford may be less than what they qualify for.  Plus, if you want to write an offer, in today’s market you need that letter to be included to be considered.  Keep in mind an agent’s job is to get you into a good home.  Without the letter, they are severely handicapped.  Therefore it is imperative to get all of your ducks in a row.
  2. Don’t be unrealistic in your expectations: Don’t waste your time hoping and praying for that dream home to show up.  Especially if it is at a price that doesn’t exist in your dream location.  Set realistic expectations and work your strategy around it.  A great Realtor® will be able to help in setting expectations.
  3. If you like a home, act on it: Just because you are waiting on a home doesn’t mean that everyone else is.  While you are second guessing, another may jump on it and now it’s gone.  Unfortunately we are not in a market right now where you have the luxury of time.  If there is a home you like, don’t wait.  It’s not a good feeling to have missed an opportunity just because of “cold feet”.

These tips may sound straightforward and easy, but most buyers ignore them.  It is important when working with great agents to follow these tips and move forward to a smooth and easy transaction.
