It is a competitive market right now for Buyers and is expected to continue pending any catastrophic events.  So going into this market there are a few things you need to know:

  1. You need to be quick on your feet. If there is a property of interest, you need to set up the showing and be prepared to write an offer.  Remember, the market waits for no one.  The Seller wants the home sold, and they aren’t going to wait for you.
  2. Have your finances in order ahead of time.  Get the pre-approval from a direct lender.  Have the funds available and understand your budget.  This will allow you and your real estate team to be efficient and ready to turn on a dime.
  3. Know that no home is perfect.  It is rare for a Buyer to find a home that checks every single box.  Understand wants versus needs and go from there.  Even during inspection time, there are going to be things that come up.  This house might need a new roof, but who’s to say the next house won’t need a new sewer line?  You are going to have to pick and choose.
  4. Set expectations for your real estate team.  It is okay to set expectations with your Realtor®, especially if you are not happy with their services. Communication is key.
