As you have read in past articles, I’m not a fan of major changes to homes prior to listing. Reasons are simple: everyone tastes are different and unless you do a major remodel, the work you do may not be enough. Generally, I suggest maybe some light painting, and general cleaning up. 

But let’s say you do want to make some changes to get top dollar. What could you do that is low cost but effective? Outside of price, investigate the new “COVID Lifestyle”. With people working from home, habits and lifestyles are changing and we need to adapt. This is especially true as large companies such as Google, Facebook, Shopify, and more are having their employees working from home at least until next year, if not permanently.

So, what can you do? Here are three things you can do:

  1. Look at your outdoor experiences. Can you clean up the landscaping to create areas to relax and spend quality time with your immediate family? Look to add an inexpensive fire pit, barbecue area, and an area for a garden. The idea is to show more spaces to spend time.
  2. Create a home office. This can be an extra bedroom, a cut out, nook, or something where a desk and chair could go. With people working from home, they need to see an opportunity to work in peace and quiet if possible.
  3. An old one but a good one is to declutter even more than before. Because people are spending more time at home, if the place feels small, then it will be an immediate pass. Get rid of unnecessary bulky furniture, get the knick knacks and the 100 family photos out of home.

Of course, every situation, so it is best to talk to an experienced Realtor® to discuss further. This is most likely going to be a long-term trend, so don’t be surprised if Buyers bring it up more often.
